How our model works

Blake Court is managed by Blake Court Ltd, in which each apartment owner is an equal shareholder. This structure allows for a high level of involvement and control over the management of the property. Blake Court Ltd is responsible for overseeing the maintenance of communal areas, providing all services to owners, and employing staff. This model ensures that Blake Court benefits from a higher level of service compared to typical independent living arrangements within supportive communities.

Budgets

Budgets are carefully managed and set by the apartment owners, with a Service Charge Budget prepared each year. This budget is discussed, considered, and approved by all owners early in the new year. Owners are formally notified of the Service Charge for the upcoming financial year well in advance of April 1st, ensuring transparency and proper planning.

Elected board of directors

At the Annual General Meeting each year, owners have the opportunity to elect Directors to the Board of Blake Court Ltd. To qualify as a director, individuals must either be owners of an apartment at Blake Court or immediate family members of an owner. This approach ensures that all owners have an equal say in the management and decision-making processes of the Court, embodying the principle that Blake Court is –

 “Owned by you, run by you, for you.”

Service charge

Financial considerations often play a key role in the decision to move to Blake Court. Many find that their family homes, once ideal, now come with increasing costs such as heating, insurance, and maintenance. These expenses can add up, especially as daily assistance for tasks like cleaning, gardening, and home monitoring becomes necessary. Additionally, as needs change, costly home modifications may be required. 

At Blake Court owners benefit from homes specifically designed with both their current and future needs in mind removing the need for home modifications. The Service Charge, currently £181.72 per week, replaces many of the costs owners had been incurring in their family homes whilst also providing access to the wide range of additional services Blake Court offers to them. Part of the Service Charge also funds the maintenance of the communal areas which owners can enjoy. Often owners find that their day-to-day living expenses fall upon their arrival at Blake Court, freeing up resources to allow them to enjoy the vibrant, independent lifestyle we offer.

Beyond these financial savings, Blake Court provides the invaluable reassurance of a safe, supportive community – giving peace of mind to both owners and their families.
